An estate or property agent is a person who sells, purchases or leases immovable property. Generally, they charge 2% commission on sale and purchase of property and 15 days rent in case of letting out of property, both from the landlord and the tenant.

Lawyers or law agents are engaged by the clients to deal with their legal matters. They charge fee for their services.

Delegation of Authority :

“Delegatus non potest delegare” is the governing principal which means that a person to whom authority has been delegated cannot delegate further. The contract with an agent is of a personal nature. – i.e., it depends upon his skill, experience and honesty, etc. Hence, an agent is appointed by the principal on the basis of his personal qualities which are likely to be sacrificed if the agent is allowed to appoint another one in his place.
