(i) All roofs must be inspected at least twice a year-before and after the winter season. Visual inspections usually reveal roofing splitting, loose flashing, cracks, and the results of improper water drainage, colour changes, and torn roofing sections.

(ii) A water seepage through the roof, a wet roof is an excellent heat conductor, and this condition may be very difficult to see during a normal visual roof inspection,

(iii) An excellent inspection procedure for a flat roof is to inspect a roof during a rainstorm. The inspector can see water flow and water collection points that indicate poor drainage and possible water seepage areas. Roof drains must be unclogged, and all debris must be removed from the roof to ensure proper drainage.

Roofing maintenance starts with a log of all roofing repairs. An analysis of roofing repairs can be useful to determine if and when a major roof renovation becomes necessary. Why are some repairs frequent? Are designs, materials, incorrect maintenance, or the elements faulty? Design and materials can be corrected by renovation.
