Planning, organizing, directing, staffing, controlling & evaluating functions of management applied to Hotel Maintenance activities. Maintenance Management must address itself to the following questions.

(A) What is to be plant, building, machines, equipments, facilities, services, premises, surrounding areas, housekeeping, safety, waste disposal, recycling, Environment protection, pollution control?

(B) How the maintenance is to be done?

(C) Where the maintenance activity is to be done?

This is done mostly in situ. However certain major repair or overhauls including modification is done in exclusive depots/factories specialized for such works. First & second time maintenance/servicing is done in situ-Routine work carried as daily/weekly.

Third & fourth times – minor & major servicing/repair & overhaul-This work requires special facilities, tools, for the benches & trained personnel. Such work is done at special Centralised/decentralsied or overhaul depots.

(D) Who does the maintenance?

(a) External agencies – subcontractor, original equipment manufacturers or specialised factories or workshops/organizations.
